Hanover is the underrated middle: state capital, trade fair, insurance, automotive and a property market that, at €3,400 per square metre and a 3.9 percent yield, ranks among the most balanced in the west.

Living

Existing flats cost €3,400 per square metre, in the List, at the Zoo, in Kirchrode and Waldhausen over €4,800, in southern Linden, Vahrenheide and Sahlkamp around €2,800. New lettings at €11 excluding utilities, northern Linden and the Nordstadt €13. Hanover never had a price boom and therefore hardly any correction; prices have fallen 6 percent since 2022 and have been stable since 2025. The region of 1.2 million offers cheap alternatives with light rail links in Laatzen, Garbsen and Langenhagen.

Earning

Median €4,200 gross, above that in insurance, automotive, the tyre industry and state administration. Purchasing power index 102. Hanover has a high share of collectively agreed jobs and few extremes: no banker salaries, no low-wage sector like Berlin. The trade fair and airport are stable employers, the medical school and the university bring research.

Taxes and levies

Lower Saxony charges 5 percent transfer tax. The trade tax multiplier of 480 percent is the highest of the twelve cities, which is why companies move to the hinterland. Property tax multiplier after the reform 600 percent. Church tax 9 percent.

Investing

The gross yield sits at 3.9 percent, in Laatzen, Garbsen and Hemmingen above 4.5. Hanover is an investors’ market without glamour: stable demand, moderate prices, little speculation, good links to Berlin and Hamburg in 90 minutes. The city is developing 3,500 flats at Kronsberg-Süd and has an upgrade area with the Wasserstadt project in Limmer. Whoever wants yield with security finds the middle between Leipzig and Hamburg here.

Hanover is the city for investors who do not want to gamble. No boom, no bubble, 4 percent, and both metropolises within 90 minutes.
